Pet Policy

Some of our properties allow pets at the owner’s discretion. If a pet is allowed in the property you wish to rent, a non-refundable pet fee of $150 will be paid for the first pet and $100 each for any additional pet. Sloane Realty considers pets to be any animal other than small rodents (hamsters, pet mice, and gerbils), fish, amphibians and reptiles. All other animals (i.e. dogs, cats, birds, ferrets, etc…) must comply with the pet policy.

We reserve the right to require that you remove any previously approved pet for any reason. Removal of a pet does not release you from the terms of the lease.

Any damage caused by the pet will be deducted from your security deposit.

The tenant must also agree to Sloane Realty having the carpets professionally cleaned upon move out which will be taken out from the tenant’s Security Deposit. The carpets will be tested for pet urine and treated as warranted.

Tenant also agrees that Sloane Realty will treat the property for fleas once the tenant moves out which will be deducted from the tenant’s security deposit.

Certain breeds are not allowed in most property owners insurance policies. These breed include: Chow, Doberman Pinschers, German Sheppard’s, American Pit Bull Terriers, and Rottweiler’s. Any additional breeds designated by a property owner’s insurance policy are also disallowed.

If you are applying for a rental and you have a pet, please detail the number, type, age, and breed of the pet. Some owners require final approval on pets so we will need to receive an application prior to being able to give final permission from the owner.

References from previous landlords will help with our decision but are not required nor do they guarantee approval of the pet.

Typical issues with Pets:
Fleas
Damage to the yard (fecal matter, holes, chewed items)
Damage to the property (urine stains, scratches on doors and walls, strong pet odors)
Barking and hostile behavior towards neighbors or contractors assigned to make repairs.

Tenants with pets should take special care when calling in for repairs. Tenants should detail where the pet will be if the tenant is not going to be home. Sloane Realty will make every attempt to keep the pet in the home when they come to make a repair but are not responsible for pets getting out on their own. If you are approved to have a pet at the home, you will be required to sign a Pet Addendum
